Yes, many of our Business Centres hold Coffee Mornings and afternoon get-togethers
What is the typical response time for facilities or IT support requests?

Do you allow light fit outs, decorating or branding of the office?
We happy for this to happen providing when the client vacates the office is put back to its original condition.
What types and sizes of offices do you offer across your business centres?
We have all types: small/large offices, storage facilities, light industrial units.
Are pets permitted in any of your centres?
No pets are not permitted
Is the building fully accessible for wheelchair users and people with reduced mobility?
None of our Centres are DDA Compliant, however some of our buildings have lifts / accessible units
Do you provide on site shower or locker facilities for cyclists and runners?
Some of our Business Centres do have shower facilities
What are the policy and costs for receiving mail and parcels?
There is no extra charge for receiving mail and parcels for our clients.
Can my clients or guests wait in reception, and is there a visitor sign in process?
At many of our buildings there is a Reception when visitors can wait for clients.
Do you offer virtual office or mail handling packages?
No – we do not offer virtual office address or mail handling.
How do I request additional office keys or access cards?
You can request these from your Centre Manager
How do I raise a complaint or provide feedback about the workspace?

Are there any restrictions on the type of businesses or activities permitted?
There are very few business types that we deem unsuitable please contact sales@unitmanagement.co.uk to check that your business is permitted
Can I install additional electrical sockets or data cabling?
Any installations into building fabric would need to be agreed with Centre Manager and would be chargeable to the client.
Can I sublet or license a desk to another company?
No – we do not permit subletting – this is not something that can be offered.
Is storage space available for stock or archive boxes?
Some of our Business Centres do have storage facilities at an additional charge.
Do you supply backup power or UPS in case of an outage?
No

Who should I contact for sales, billing or general enquiries, and what are the response times?

How many workstations can I fit in an office?
We make a suggestion on how many workstations can fit comfortably within a unit but typically this is around 1 workstation for every 50 sq.ft of space available.

What is ‘Flexible Workspace’?
Flexible workspace gives clients the opportunity to use the facilities at all the other centres we have.

What broadband speed is provided, and is it a shared or dedicated line?
50mb for £50 is within the contract which is shared between the users within the office. Higher bandwidth and additional services are available on request.
How do I check current availability or book a viewing?

Is there a minimum or maximum contract length?
We offer a standard 12-month licence with a 2 month notice period inclusive.
Do you charge a deposit and, if so, how is it calculated?
A nonrefundable deposit of 2 months Licence Charge and Service Charge and is held until you vacate, this will be refunded minus any dilapidations required.
Are business rates included in the monthly fee?
No, business rates are payable direct to the council, however the majority of our units are eligible for small business rate relief.
How and when will I receive my invoices?
Invoices are sent via email on the 20th of each month which covers the following month.
Which payment methods do you accept, and can I set up a Direct Debit?
We ask that a standing order is set up to the 20th of each month.
Is VAT charged on licence fees and services?
Yes, VAT is chargeable.
Can I upgrade to a larger office mid term without penalty?
Yes this is possible, you would liaise with your centre manager regarding this.
What’s the notice period for moving out?
2 full months’ notice is required.
Who do I contact to report maintenance issues or repairs?
All maintenance issues please contact your Centre Manager as a first response, if urgent i.e. flood, please contact the emergency number 020 3051 2700.
Is Wi Fi included?
Building wide Wi-Fi is included within the contract.
Do you supply phone lines and handsets, or can I port my existing number?
We are able to provide VoIP phones and number porting is available.
How do I book meeting or conference rooms, and what are the hourly rates?
Meeting rooms can be booked via our Online Portal or by contacting your Centre Manager.
How often are offices and common areas cleaned?
Communal area’s are cleaned daily in all of our centres. Some of our centres include office cleaning.
Is drinking water, tea and coffee provided, and is there a cost?
Many of our Centre’s supply tea/coffee/milk at no extra cost.
What kitchen, breakout or communal spaces are available to tenants?
Many of our Centre’s have Kitchens and communal spaces that clients/visitors can use.
Are offices air conditioned or climate controlled, and can the temperature be adjusted?
Some of our centres have heating/cooling systems with their own controllers.
What furniture is included as standard, and can I bring my own?
Offices come unfurnished.
Do you offer bicycle storage or electric vehicle charging points?
Some of our centres have bike racks and EV Charging points.
Is on site parking available, and can I reserve a space for visitors?
Many of our sites offer parking and visitor parking or pay and display.
How is the building secured (CCTV, key cards, staffed reception, etc.)?
All our business centres have CCTV. The majority have access control and have staffed receptions.
Can I access my office 24/7, and are there any restrictions on out of hours entry?
24/7 access is available with your key/entry fob.
Do you provide video conferencing equipment or hybrid meeting support?
The majority of our meeting rooms have TV screens that clients can connect their laptops to.
Are calls and internet usage capped or billed separately?
There is no capping on internet usage and our VoIP phones are calls inclusive
